Terms of Service
Last updated May 2026. By using this site or submitting a listing or inquiry, you agree to the following.
1. Scope
These terms apply to the use of the Elite Properties website, submission of listings, free buyer and tenant matching, and any communication through our channels (WhatsApp, email, phone). Paid advisory services are governed by separate engagement letters.
2. Eligibility
Listings must be for properties you own or have written authority to represent. You must be 18 years or older to use this site or transact through it.
3. Accuracy of information
You represent that all information you provide about a property (price, size, ownership, payment plan, condition) is accurate and current. Elite reserves the right to decline, edit, or remove any listing at its sole discretion if information is incomplete, misleading, or inconsistent with our portfolio standards.
4. Buyer & tenant matching
Matching services are provided free of charge to buyers and tenants. Elite makes reasonable efforts to surface relevant properties but cannot guarantee a match within any specific timeframe, nor that the inventory available at any moment will fit every brief.
5. Listing acceptance
Submission of a listing does not guarantee acceptance into the portfolio. Properties are reviewed against our curation criteria — title clarity, presentation quality, and pricing alignment with the market.
6. Fees & payment
Advisory, campaign, and managed-sale fees are agreed in writing per engagement. No fees are owed without an executed engagement letter. Ad spend, where applicable, is billed transparently at cost. Refunds and cancellations follow the terms in your engagement letter.
7. Off-market arrangements
Off-market services rely on the confidentiality of both owner and buyer. Property identity is disclosed only after buyer screening and, where required, the signing of a Non-Disclosure Agreement. Breach of confidentiality by either party may terminate the engagement.
8. Confidentiality
Both parties agree to keep commercial terms, off-market property details, financial information, and personal identifiers confidential beyond what is required to execute the transaction.
9. Intellectual property
All site content — including photography, copy, brochures, valuations, and brand assets — is the intellectual property of Elite Properties or its licensors. Use beyond personal review requires written permission.
10. User-submitted content
By submitting property photos, descriptions, or documents, you grant Elite a non-exclusive license to use this content for the purpose of marketing your property under the engagement, and warrant that you have the right to share it.
11. Prohibited use
You agree not to: (a) submit listings for properties you don't represent, (b) impersonate another person, (c) scrape or copy site content for competing portals, (d) use our channels to send unsolicited marketing.
12. Third-party services
Our site uses third-party services (analytics, mapping, payment processors, hosting). Their terms apply alongside ours. We are not liable for outages or actions of third-party providers.
13. Limitation of liability
To the maximum extent permitted by Egyptian law, Elite is not liable for indirect, incidental, consequential, or punitive damages arising from use of the site or services, including lost opportunities, lost profits, or delayed transactions.
14. Indemnity
You agree to indemnify Elite against claims arising from inaccurate information you provided, your breach of these terms, or your violation of any law in connection with your use of our services.
15. Termination
Either party may terminate an engagement with written notice as specified in the engagement letter. Elite may suspend access to site features or services for breach of these terms with no refund of unused fees attributable to the breach.
16. Changes to terms
We may update these terms from time to time. The latest version, with the effective date, will always be posted on this page. Continued use of the site or services after the effective date constitutes acceptance.
17. Governing law
These terms are governed by the laws of the Arab Republic of Egypt. The Egyptian courts of competent jurisdiction shall have exclusive jurisdiction over any dispute, except where mandatory consumer-protection law provides otherwise.
